Selling ones Brownstone is one of the biggest decisions an owner makes, and if you purchased your building more than 10 years ago there are many things to consider and be aware of. Policies at the Dept. of Buildings have changed dramatically: occupancy uses are more strict, things once allowed to be "grandfathered" in are coming under greater scrutiny. City records between the Dept of Buildings and Dept. of Finance have conflicting information -- this is especially worrisome since single family vs. two family homes have different values.
  
And of course the big questions: closing costs and potential capital gains tax implications.
